Joana is a strategic leader at Guest Services, Inc., driving operational excellence and elevated resident experiences in the company’s condominium and property management division since 2022. Combining hospitality and community management expertise, she has expanded the division’s footprint, strengthened staff development, and fostered strong relationships with Boards, residents, and stakeholders across Naples, Florida. Her career spans leadership roles with Marriott International and Equity Lifestyle Properties, overseeing diverse communities and advancing staff, client relations, and operational quality. Joana holds a bachelor’s in accounting from Hunter College, a Master’s in Hospitality Management from Cornell, an MBA from Chadron State College, and is a licensed CAM along with a Certification in Assisted Living Facilities (CALF).

Kurt Andrae brings nearly 35 years of multifaceted real estate and business leadership experience, overseeing property managers and partnering with association Boards to drive strategic operations and achieve community goals. His career spans financing major construction projects, founding an award-winning residential development firm, serving as President & CEO of a de novo bank, and leading a boutique wine distributorship, in addition to consulting for small businesses and non-profits. After relocating from Wisconsin, Kurt served as District Manager for a large property management firm and most recently as Controller for a local association management company. He holds a Bachelor’s in Finance from the University of Wisconsin–Whitewater and an MBA from the Kellogg School of Management at Northwestern University.

Donna is a seasoned hospitality and accounting professional with over 20 years of industry experience and has been a key contributor to Guest Services’ success since joining the company in 2005. As Controller, she oversees financial operations across hotels, food and beverage outlets, and luxury condominiums, leading a team renowned for delivering accurate, client-focused, and service-driven accounting solutions. Originally from the UK, Donna holds a degree in Hospitality Management from a university in England. Her international perspective and deep industry expertise continue to strengthen Guest Services’ reputation for financial excellence and operational integrity.

A Florida Licensed CAM and NAA Certified CAM, she is recognized for her expertise in district operations, financial performance, and team development. Having served as District Manager, Division President, and Portfolio Manager, Donna has led multimillion-dollar renovations, operational transitions, and hurricane recovery efforts with distinction. Known for her unwavering commitment to Boards, homeowners, and residents, she consistently delivers operational excellence—a standard reflected in her multiple industry honors, including Regional Property Manager of the Year and Division President awards.

Ethan brings over 20 years of leadership experience in the hospitality industry, specializing in the management of homeowners’ associations and condominiums across Southwest Florida. Known for his strategic vision, operational excellence, and people-centered approach, he has successfully led a wide range of communities—from large, established associations and mixed-use developments to luxury new construction properties—overseeing both revitalization efforts and new community launches. Beginning his career with Guest Services as a General Manager, Ethan advanced to District Manager and now serves as Managing Director at one of the company’s premier properties. A University of Kentucky graduate, he continues to expand his expertise through the Community Associations Institute and leadership development programs at Florida Southwestern State College.

Todd serves as Accounting Manager for Guest Services’ Condominium Division, bringing over 25 years of specialized experience in association and community accounting, including 19 years with Guest Services. He oversees all financial operations for a diverse condominium portfolio, ensuring accuracy, transparency, and fiscal responsibility. Working closely with Boards, auditors, and community managers, Todd provides strategic financial analysis and guidance to support sound decision-making and long-term stability. A graduate of the University of Virginia’s College at Wise with a Bachelor of Arts in Accounting and Finance, he is recognized for his integrity, precision, and commitment to excellence—qualities that continue to uphold Guest Services’ reputation for financial leadership within the community association industry.

Kris is a trusted leader in Florida’s luxury high-rise and large HOA management sector, bringing over 25 years of experience to Guest Services, Inc. As Senior District Manager, she partners with Boards to protect multi-million-dollar assets, ensure statutory compliance, and deliver exceptional resident experiences. Known for her transparent, results-driven leadership, Kris combines business acumen with a hands-on approach, setting high standards for her teams while driving operational excellence. Her expertise in staff management and board empowerment ensures effective governance and seamless day-to-day operations. A Minnesota native, she holds a bachelor’s degree from St. Catherine University.

Karla is an accomplished property management executive with extensive experience overseeing luxury condominium communities, multi-million-dollar budgets, and high-performing teams. As District Manager with Guest Services, she provides strategic oversight of daily operations, partners with Boards on governance and financial planning, and ensures compliance with Florida statutes and governing documents—all while enhancing resident experiences. Since joining GSI in 2023, she quickly advanced from General Manager to District Manager, building on a career managing large-scale portfolios of over 1,100 units and leading complex projects and capital improvements. A SUNY Stony Brook graduate, Florida CAM license holder, and Certified Notary Public, Karla also serves her community as Board Treasurer for Golden Gate American Little League.
